In short: we install impact windows and doors on Pine Island and in Matlacha, Bokeelia, Pineland and St. James City. Prices follow our Cape Coral ranges, about $900–$1,800 per standard window installed, plus any lift or scaffolding a raised home needs. The island is unincorporated, so permits go through Lee County.

Island homes take the weather first

Pine Island and Matlacha sit between Pine Island Sound and Matlacha Pass, with open water on most sides and little between a house and the Gulf weather. Hurricane Ian crossed this stretch of coast in September 2022, and the storm surge and wind that hit Matlacha and St. James City are still visible in rebuilt homes and new construction. That exposure is why so many island owners want protection that does not depend on getting shutters up in time, especially when the only road off the island runs over the Matlacha bridge.

Raised homes and coastal flood zones

Much of the island lies in coastal flood zones, and many homes are built or rebuilt on pilings or raised stem walls. That affects window work in practical ways:

  • Height. Upper-story openings may need scaffolding or a lift, priced into the quote rather than added later.
  • Exposure. Waterfront walls can need higher design pressures than a sheltered Cape street would.
  • Salt. Spray and salt air are constant here, so frame finish, stainless fasteners and hardware matter more than inland.
  • Substantial improvement rules. In flood zones, large renovations can trigger elevation requirements. Window replacement alone rarely does, but if it is part of a bigger project, the county looks at the total.

Permits through Lee County

Pine Island, Matlacha, Bokeelia, Pineland and St. James City are all unincorporated, so window and door permits are issued and inspected by Lee County, not the City of Cape Coral. We submit the product approvals and anchoring details, book the county inspection and pass the closed permit on to you for your insurer.

What it costs on the island

Unit prices match our Cape Coral figures: standard impact windows $900 to $1,800 each, a two-panel impact slider $3,500 to $7,000 and impact entry doors $2,800 to $5,500. These prices are estimates until we have measured. On raised homes, access equipment adds to the total, and we itemize it so you can see what it is. See the Cape Coral price guide for every range.

Pine Island questions

Do you really come out to Pine Island?

Yes. Matlacha is a short drive from the west end of Pine Island Road, and the island's communities from Bokeelia in the north to St. James City in the south are all in our area. Install days on the island are planned as whole days, so there is no rush to beat the bridge traffic.

My home is raised on pilings. Does that change anything?

Glazed openings within 30 feet of the ground need the large-missile rating; above that, the smaller-missile standard applies. Most raised island homes are still within 30 feet, so large-missile products are the norm, but we check the heights. Access to upper openings sometimes needs scaffolding or a lift, which we include in the quote.

Back across the bridge, we cover all of Cape Coral. For the lanai opening, see impact sliding glass doors.
