In short: we install impact windows, sliding glass doors and entry doors on Fort Myers homes, crossing from the Cape over the Cape Coral or Midpoint bridge. Prices are the same as in Cape Coral, typically $900–$1,800 per standard window installed, and the permit is filed with the City of Fort Myers or Lee County depending on where the house sits.

One river, two permit offices

The mailing address says Fort Myers, but the permit office depends on the parcel. Inside the city limits, from the River District out along Colonial and the older neighborhoods off McGregor, the City of Fort Myers reviews the product approvals and inspects the work. A large share of homes with a Fort Myers address, though, sit in unincorporated Lee County, and those are permitted by the county. The paperwork is similar; the portal, fees and inspectors are not. We look up the parcel before quoting so the permit line on your estimate is right.

The houses on this side of the bridge

Fort Myers has a wider spread of homes than the Cape. There are 1920s and 1930s houses near downtown with wood frames and original double-hung sashes, mid-century ranch homes in the neighborhoods off McGregor and Cleveland Avenue, riverfront houses facing open water across a mile of river, and gated communities from the 1990s and 2000s further east. Each needs a different approach:

  • Older wood-frame homes. The rough openings are wood, not block, so anchoring and flashing details change, and rotted sills are more likely.
  • Riverfront and waterfront homes. Long fetch across the river means higher wind exposure on that side of the house, and often higher design pressures.
  • Gated and HOA communities. Most have rules on frame color and glass; we quote to the approved list.

Historic districts

Fort Myers protects several older neighborhoods as historic districts. Changing windows on a contributing house there can need design approval as well as a building permit, and the reviewers care about the pattern of the panes and the profile of the frame. Impact windows with simulated divided lites can come close to an original look. If your home is in a district, tell us at the start so the review does not hold up the order.

What it costs in Fort Myers

Product and labor prices match the rest of our area: standard impact windows $900 to $1,800 each, a two-panel impact slider $3,500 to $7,000, and a whole house of fifteen to twenty openings $18,000 to $40,000. Wood-frame repairs on older homes, where needed, are priced separately and shown before we start. All of these figures are estimates; the price guide has every table.

Fort Myers questions

Who issues the permit for impact windows in Fort Myers?

It depends on the address. Homes inside the city limits are permitted by the City of Fort Myers; many addresses with a Fort Myers mailing address, such as much of the McGregor corridor south of the city, Whiskey Creek or Gateway, are unincorporated and go through Lee County. We check the parcel before we apply.

Do historic homes in Fort Myers need special approval?

Homes in a designated historic district may need design review before windows can be changed, in addition to the building permit. If your house is in one, we start that conversation early and quote products that keep the original look as closely as possible.
