Who we are: Impact Windows Cape Coral measures, permits and installs impact windows and doors on homes across Cape Coral, with Pine Island, North Fort Myers and Fort Myers across the water. Openings are the whole of the job, so every visit, quote and install is about getting them right.
One trade, done in one city
Plenty of companies will put in impact windows as a sideline to roofing, remodeling or shutters. We went the other way. A window company that works mostly in one city learns things a regional outfit never does: which subdivisions were built with odd-sized openings in the 1970s and 80s, where the stucco returns tend to crack when an old frame comes out, which streets sit low enough that a slider threshold matters, and how the city's permit reviewers like product approvals presented. That knowledge shows up as fewer surprises on install day.
Why Cape Coral houses are their own case
Most of the Cape was platted in the 1950s and 60s and built out over the next sixty years, so a single street can hold a 1972 block house with original single-pane aluminum awnings next to a 2019 home with impact glass already in. Several things make the work here different from inland Florida:
- Water on one side of the lot. Canal homes put their largest glass, usually a wide slider and a run of picture windows, on the side facing open water, where the wind has the longest run at the house.
- Salt in the air. In the Gulf-access neighborhoods of the south Cape, frames, screens and fasteners corrode faster. Frame material and stainless hardware are worth more thought than they would be twenty miles inland.
- Block walls and stucco. Most homes are concrete block. Removing an old frame without wrecking the stucco around it, and patching what does crack, is half the craft.
- The memory of Ian. Hurricane Ian came ashore just west of the Cape in September 2022. Homes with protected openings generally fared better inside, and a lot of owners decided afterwards that hanging shutters every time a storm turns toward the coast was not a plan.
Who you will see at your house
We are family-owned and have been working in Cape Coral since 2021. That is long enough to have seen the rebuild after Ian up close, and small enough that the owner still comes out to nearly every job to check the fit, the anchoring and the cleanup before anyone calls it finished. If you would rather go over the details in Spanish, say so when we call; the crew speaks both languages.
Most of our work is on houses, but we also replace windows and doors for small businesses, offices and storefronts. Every installation carries our own one-year warranty on the labor, separate from the manufacturer's warranty on the window or door itself, so a problem with how a unit was fitted comes back to us, not to you.
What a measure appointment looks like
We call first to set up a time; nobody arrives unannounced. At the house we measure every opening you want quoted, inside and out, and note the frame material, the condition of the stucco and sills, and anything that limits the replacement, such as a bedroom window that must stay large enough for emergency escape. We talk through frame and glass choices with the actual openings in front of us, then send you a written, itemized quote listing each window and door by location, the product and its approval number, and the price for each line. It costs nothing and there is no follow-up pressure.
How we install
Each old unit comes out with as little damage to the surrounding wall as possible. The opening is checked, the new frame is set, shimmed and anchored into the block at the spacing its product approval calls for, and the gaps are sealed against water. Stucco and interior trim are repaired, glass is cleaned, and the old windows leave with us. A typical house of fifteen to twenty openings takes one to three days. The city inspects the installation against the approved product documents before signing off.
What we will not do
- Quote a price over the phone for openings we have not measured.
- Install a product without a current Florida Product Approval for the design pressure your openings need.
- Skip the permit to save a week. An unpermitted install can cause trouble with insurance and when you sell.
- Tell you that impact glass will cut your premium by a set amount. Only your insurer can say that.
- Push a whole-house job when two or three openings are what you actually want done this year.
The homes we work on
Single-family houses across all four quadrants, from canal-front homes around Cape Harbour and the Yacht Club to newer builds in the northwest. Duplexes and small rental properties. Condo units, where we work within the association's approved products. And homes beyond the city line on Pine Island and Matlacha, in North Fort Myers and across the river in Fort Myers. Our Florida contractor license is CGC1536083, and you can look it up by name or number at myfloridalicense.com.
Where to start
If you are replacing tired windows, the window replacement page explains how a change-out works. The impact sliding glass doors page covers the lanai opening, and impact entry and French doors covers the front of the house. To see numbers first, read the Cape Coral impact window price guide, or call (239) 932-6183 and tell us which openings you are thinking about.
Questions people ask about us
Do you sell windows, or install them?
Both, as one job. We supply windows and doors from manufacturers whose products carry Florida Product Approval for this wind zone, and our own installers fit them. You deal with one company from the measure to the final inspection.
Can you match what my HOA or condo board has approved?
Usually, yes. Bring us the association's rules or the approved product sheet and we will quote units that meet them on frame color, glass tint and grid pattern, and supply the paperwork the board wants before work starts.
Do you work on new construction?
Our work is replacement on existing homes. If you are building, your builder's window supplier handles the openings as part of the house permit.
