A cream stucco house with a tile roof, a green lawn and a palm tree

In short: North Fort Myers homes get the same impact windows and doors, prices and written quotes as Cape Coral, typically $900–$1,800 per standard window installed. The area is unincorporated, so the permit and inspection go through Lee County, and we handle both.

Next door to the Cape

North Fort Myers sits north of the Caloosahatchee between the Cape's northeast quadrant and Interstate 75, along the US 41 and Business 41 corridors and out along Bayshore Road. From our side it is a few minutes up Pine Island Road or Del Prado, which makes it as easy for us to reach as much of the Cape itself. Neighborhoods range from older canal-front streets near the river to golf communities and newer subdivisions further north.

Lee County permits, not city ones

North Fort Myers is not a city. Window and door replacements are permitted through Lee County's community development office, which wants the same core documents as the City of Cape Coral, the Florida Product Approval for each unit and the anchoring details, but through a different system and with its own inspectors. We file it, schedule the inspection and send you the closed permit once the county signs off.

Homes we see most often

  • Block homes from the 1970s to 1990s with original aluminum single-hung windows and sliders, the classic full replacement.
  • Waterfront homes on the river canals near Hancock Bridge Parkway and the Lochmoor area, where the water side takes most of the weather.
  • Golf and gated communities where an association sets frame color and glass, and every product has to be on its list.
  • Seasonal homes owned by people who are away from spring to fall, and who are tired of arranging for someone to put shutters up while they are gone.

Shutters versus glass, for the absent owner

That last point is the reason we hear most often here. A shutter only works if someone puts it up, and when a storm turns toward the coast in September, owners who are up north have to find a person to do it, at the same time as everyone else. Impact glass is already in place. For a home that sits empty for half the year, that alone often settles the question.

Prices in North Fort Myers

The same as the rest of our area: standard impact windows $900 to $1,800 each, impact sliders $3,500 to $7,000 for two panels, impact front doors $2,800 to $5,500, and $18,000 to $40,000 for a whole house of fifteen to twenty openings. These prices are estimates; the written quote after your free measure sets the final figure. The full price guide breaks the figures down.

North Fort Myers questions

Can you put impact windows in a manufactured home?

Manufactured homes are built to a federal standard with their own window sizes and wall construction, and the replacement products that fit them are different. We focus on site-built block and frame homes; if your home is manufactured, we will tell you honestly at the first call whether we are the right fit.

Is North Fort Myers part of the City of Fort Myers?

No. North Fort Myers is unincorporated Lee County, so window and door permits are issued and inspected by Lee County rather than either city.

Across the river, we also work in Fort Myers. For older windows, start with window replacement.
